How to Know It’s Time to Switch Your Rental Management Company

Your Myrtle Beach vacation home is one of your most important investments—you deserve to have a property management company that treats it that way.

Sadly, many management companies don’t deliver on their promises. They guarantee maximum service for minimum dollar, but that’s easier said than done. (Otherwise, everyone would do it.) If you have nagging doubts that your rental management company is simply doing small repairs and collecting rent, and not truly going the distance for you every season, then it’s time to trust your instincts and start looking elsewhere.

Vantage has been in the rental management industry for twelve years. We know the difference between above and beyond and not nearly enough. We want to make sure that you understand that difference, too.

Take a look at these eight major warning signs and characteristics of inferior rental management. If you recognize any, it’s time for a change.

#1: Poor communication

Regular contact is a key indicator of a good rental management company. Does your company answer your calls and emails in a timely fashion? Do they reach out to you proactively with ideas or questions? A rental management company should always be responsive and make you feel like they are looking out for your best interests.

#2: Untrustworthy

You have to be able to trust your property management company without exception. And this trust must exist on many levels. It’s not enough to know that your property will be cared for in an emergency. You should also know you are getting the most in terms of rental income and upkeep, that the company’s leadership has integrity and that they are allowing trustworthy people into your home—guests and vendors alike.

#3: Bad or nonexistent inspection process

A great property manager inspects your rental home before and after guests stay to make sure there is no damage and, if there is, to make sure it gets handled properly. Without this level of care, fees that should be charged to guests can slip through the cracks, leaving you to foot a hefty bill down the line.

#4: Lack of marketing

Myrtle Beach, South Carolina, is a popular destination, with good reason. That means more rental properties and hotel options hit the market each year. To make yours stand out, you need a rental management company skilled in the art of property marketing and promotion. That means featuring your property online as well as in social media, email and traditional advertising campaigns—anything and everything to get more eyeballs on your rental.

#5: Lack of innovation

Technology continues to work wonders for rental property managers, guests and owners. Booking online and managing the guest experience from afar is easier than ever. Plus, property owners have new options to offer secure, easy keyless entry for guests. Smart home and energy management innovations enable you to cut down on your utility costs. At the very least, your property management company should review all the options for you.

#6: Not feeling valued

Would you say you had a strong relationship with your property management company? Do you feel like they understand and care about what’s important to you when it comes to the upkeep of your vacation home?  You should, or you’re working with the wrong firm. Your home and time are too valuable to feel like a number. You should have no doubts that you are a top priority and you should know exactly who to contact for any issues or questions.

#7: Nothing goes easily

Renting out your Myrtle Beach property should be a worry- and hassle-free process. That means your management company should remove stress, never add to it.

Just like a good management company has pre- and post-stay communication with guests, they should always be touching base with you to assess your satisfaction and keep your workload as light as possible.

#8: Limited accessibility

Is your management company available after hours? How about on weekends? Holidays? If not, that’s an issue. Because unexpected issues arise with little regard for the clock or the calendar. You need to know you have someone on the job and ready to jump in with solutions 24/7/365.

The Remedy for Second-Home Remorse

How do you feel about your vacation home in Myrtle Beach, South Carolina? Are you perfectly satisfied, or do you feel a sense of guilt because you don’t think you use it enough? If you’re more in line with the latter, you’re not alone.

In a recent survey conducted by Lending Tree, 49% of vacation home owners admitted they felt guilty about not using their second home as much as they thought they would. A vacation home, especially somewhere like Myrtle Beach, SC, should be a source of fun for family and friends all year long, and even a source of income. It hurts our hearts at Vantage to know that so many people feel anything but positive vibes about their beach house!

Vacancy Abounds

It’s easy to see where the guilt comes from. In the same survey, owners were asked how many times per year they personally use their vacation homes. Only 26% said more than five times, while a shocking 37% said they use their second home either once per year or not at all.

If owners aren’t using their vacation homes for their own enjoyment, they can at least open them up for rental opportunities and help offset the costs of ownership. That’s the theory, anyway. But once again, actions don’t align with intentions.

Most people who buy a second property do so with plans for renting, according to another study. Similar data came out of the Lending Tree survey. A little more than half of vacation home owners said they purchased their homes to rent them. Unfortunately, 59% admitted that still hasn’t happened.

There is good news: It’s rather easy, and profitable, to alleviate any guilt about your vacation homeownership. You just need a little help.

Find the Right Partner

Before we move on to talk about renting, we do want to encourage you to use your Myrtle Beach, SC, property for yourself and your family as much as possible. After all, we’ve recently discovered some pretty convincing evidence for taking more time off and getting away.

When you’re not making memories in your second home, use it to make money. Many owners of vacation properties never get around to renting because it seems like there’s too much work involved. You need to list and promote the property, clean and maintain it, manage bookings and guests and handle all the bookkeeping.

In reality, you don’t have to do any of those things—not if you team up with a property management and marketing partner offering turnkey services.

Having the right property management support enables you to maximize your vacation rental and minimize your effort. But how do you know when you’ve found the right one? Your safest bet is to work with an experienced local partner with a wide range of capabilities, including:

  • Personalizing a strategy for your vacation home based on your revenue goals and preferences for usage
  • Marketing your property all year long to a large, diverse pool of prospective guests
  • Coordinating all bookings and guest relations
  • Connecting with guests at every step to meet any special needs and offer helpful information that will make their stay more enjoyable
  • Processing all income and expenses for rental transactions, including remittance of state and local rental taxes
  • Keeping your property professionally clean and maintained
  • Inspecting your home regularly
  • Providing protection with storm preparation and other emergency services

Why Listing Early Is Critical to Vacation Rental Success

The way we plan vacations has changed. These days it’s all about wanting choice. No longer do we wait to book a rental property a few weeks before we’re set to jet off; instead, we book as early as possible, when we have many different properties to choose from.

Listing your vacation rental early means that you’re catering to the modern vacationer. You’ll also have a much better chance of securing a full rental calendar and more bookings at full-price rates.

Here at Vantage Myrtle Beach, we’re committed to helping you get as many bookings as possible, and after over a decade in the business, we have seen just how much listing early can benefit you as a property owner. It means higher revenue throughout the year, additional bookings in every season and a greater chance of acquiring early bird bookings from return renters. Many love to plan their summer vacations soon after they’ve said goodbye to a great week or two on the Grand Strand.

We don’t have to tell you why so many people want to book a getaway to Myrtle Beach, SC. And because of the great weather in the south, those summer bookings are extending into spring and fall. If you list soon, you’ll be sure to grab expanding spring bookings and help those new to the area find your property.

Much more than a worm

If your concept of an early listing means after 2020 has rolled in, think again. We at Vantage Myrtle Beach recommend listing before October 31 to really put your rental ahead of competing properties.

While you might feel like you just kissed summer goodbye, especially in Myrtle Beach, South Carolina, having your listing up before the holidays has a big impact.

When family and friends are communicating about Thanksgiving plans or are seated around the table together ready to carve the turkey, vacation plans are sure to be in the conversation mix. Families and friends will be pondering their next reunion, one that could be spent at the beach.

It’s much easier to hash out the details of a great get-together when everyone is in one place, so the holidays are an ideal time to start summer trip planning. The way people now book vacations is one of the major reasons why you want to be sure that your listing is up—and updated—early and that you have your rates and personal calendar finalized before the holiday sprint begins in November. You’ll see a big impact if you have your property listed for additional weeks or months.

The numbers speak for themselves

Recently we’ve seen that owners who relisted their property prior to October 31 earned an average of 9.6 more nights than those who relisted prior to December 31, and 16.22 more nights than those who waited until after January 1.

This included not just summer bookings, but a noticeable jump up in offseason bookings as well. For owners who relisted prior to October 31, they had an average of 31.2% more off-season bookings than those who relisted before December 31, and 35% more than those who waited until after January 1.

It pays—literally!—to list your rental property as early as possible.

Early bird bookings are increasingly popular

It may not even be Halloween, but things are getting mighty busy at Vantage Myrtle Beach. We have multiple units with six full weeks booked. From North Myrtle Beach to downtown properties, rentals are heating up fast.

Be sure to get in on 2019 bookings for 2020 and benefit from:

  • More marketing exposure. An earlier marketing launch gets your property in front of more guests and gives you a big jump on the competition. It also allows your property to ramp up in OTA algorithms and participate in more valuable Vantage campaigns and promotions.
  • Advanced reservations from early bookers. These reservations come particularly from guests who booked with Vantage in 2019 and are anxious to finalize their 2020 vacation plans. We’ve learned that it’s best to capture guests’ attention while the vacation memories are still fresh in their minds.
  • More bookings at your full-price rate. As a property owner, you know that early rentals mean better rates. If you list early, your chance at full-price bookings is much higher, and you can avoid discounted rental rates once the season arrives and guests begin negotiating prices.
  • More off-season reservations. Listing early means you’ll be maximizing your vacation rental’s earning potential with more peak season reservations and off-season reservations. We’ve seen a trend of off-season guests booking last-minute getaways, thanks to the great off-season events that Myrtle Beach, SC, hosts all year round.
